if you include in as attached garage you have to include it in the blue prints. also if in your report, the builder will build the garage, then yes you have to include it. it is added as additional square footage. there is a difference in finished square footage, and unfinished. it depends on the builder. when building a house you have to have a framer, electrician, plumber, roofer, painter, someone to do drywall (so painter do this), flooring person, (i think thats about it, except you might need someone to do concrete slab for foundation, or if you having a basement someone to do the concrete floor and walls).

mark the sq ft of the house under the plan for the house, mark the sq ft of the garage under the garage, in the corner add the 2 to give total sq ft.

An attached garage and is not included as sq ft living area.
An attached garage must be shown as fire drywall on the wall adjacent to the house electrical etc yet the garage and is just that need addressed such as fire drywall on the garage and is not included as there are specific things that garage is not included as there are specific things that.
