I want to turn my garage into a nursery for an at home daycare. I rent a beautiful home and I know I cannot alter the structure physically. I can’t really enclose the garage… But I know it can be done in other ways. Maybe with a temporary wall or insulation… a floor air conditioning and heating unit… I know there has to be away… any ideas.. I’m desperate!

Bob Kirkright asked:

Choosing a garage door needn’t be painful, but as with any other home improvement project you should keep your wits about you and take all the advice that is available. In that spirit, I suggest you keep an eye on the following five secrets of choosing the right garage door. They’re particularly applicable to garage doors in Perth, but the same principles apply just about anywhere in the world.

#Secret 1: Thinking about space

The space within your garage is a valuable asset. Land use costs in the Perth can get pretty steep, and Perth’s garage doors often waste more real estate than they need to. Be wary of garage doors that rob you of that space - it is usually not worth saving money on cheaper doors, if they will rob you of valuable cubic feet of usable space. Hinged doors opening inwards tend to take up more space inside. The standard sectional design is best - most of the space sectional garage doors need to operate is above your head, where it is not used much anyway. These sectional doors take up hardly any space inside our outside, and as such they can justify a higher price-tag. If you house is in a high-density area of Perth, sectional garage doors are therefore the ideal choice for you.

#Secret 2: Let there be light

A second secret: you should be thinking about your garage door not just as a door, but as a window. So many of Perth’s garages end up as needlessly dingy rooms, lit by bare light bulbs - but there is no reason for it to be that way. If you’re ever going to work in your garage, you’ll really benefit from getting some natural light in there. Adding windows to your garage door doesn’t add much expense, but it will make your garage a much more pleasant place to spend time. So garage tinkerers should get windows in their garage doors: Perth’s sunlight is far easier on the eyes than mediocre garage lighting.

#Secret 3: Keeping safe

‘Badly installed garage doors can injure your children’. Yes, it sounds like I’m trying to scare you - but I’m afraid it’s true. I don’t know of anybody who has been injured by garage doors in Perth, but if the city has escaped so far, it’s only a matter of time. The risk is reduced enormously if you take sensible basic precautions. Employ a trustworthy, safety-conscious firm to install your garage door, and get them to explain what precautions they are taking. Demand that the doors meet appropriate safety standards. For instance, they must reverse if they hit an obstacle in their path - because that obstacle could be you.

Then once you have the garage door, you will need to keep them safe by checking and maintaining them properly. Keep your garage doors well-oiled and clean, and above all well-balanced. Have them serviced regularly (once a year is appropriate): it won’t take long or cost much, and easily justifies itself through your increased peace of mind.

#Secret 4: Locks and keys

Garage doors need to be just as secure as every other entry point to your home. If you are installing a remote-controlled set of automatic garage doors, you need to be sure that the security mechanisms in the remote control are at least as reliable as the physical bolts protecting your front door. The security of electronic devices is an area where it is notoriously easy to be hoodwinked by impressive-sounding jargon, so I would advise you against trying to understand the ins and outs of the system yourself. Instead, look for a reliable business selling garage doors, one which has been in business for some time and has satisfied customers. Check out the models of doors they suggest on the Internet or with knowledgeable friends, looking to see if there have been reports of security problems with them.

#Secret 5: Know your friends

The success of your garage door installation project will depend not just on what you choose but, crucially, on who you choose. Doing it all yourself isn’t a good decision unless you’re a skilled handyman with a lot of time on your hands. In the business of installing garage doors, experience counts for a lot, and getting your garage door installed by somebody with a lot of experience will save you from many of the errors people make first time round.

Bob Kirkright asked:

If you are a Perth resident renovating your home, it is quite likely that at some point you’ll decide to improve on the garage doors. Those doors do, after all, make up a large share of the visible section of your house, and naturally you want them looking their best. Maybe you’re adding an entire garage to your home, or completely rebuilding one. Maybe you have a garage, but the garage door is totally decrepit and in need of a replacement from scratch. Maybe you have a perfectly serviceable door, but you’d like to investigate improving it, maybe turning it into an automatic garage door with a remote control, so you can park your car in the evening without needing to get out and wrestle with cold aluminum.

If you fit any of those descriptions, you’re reading the right article to find out how garage doors can be fitted in Perth. Below, you’ll find a few tips on how to fix up your garage door so that they are as good as if you were in a brand new house.

#Replacement or upgrade

Suppose you’ve moved into Perth, into a house with a working manual garage door, and you’d rather have an automatic doors. You have three options: live with the existing doors, take out the garage doors and put in a set of new, automatic garage doors, or adapt the existing garage doors by adding an automatic opener.

Adding an external motor to open and close your existing garage doors is unlikely to get you the smooth performance of a custom-installed garage door, although if you find the right vendor and install carefully, it is certainly possible. Perth’s garage door market contains both good and bad companies, but shop carefully and you’ll be OK. You will have something that is perfectly acceptable for normal use. It will also be (often, but not necessarily) substantially cheaper than starting from scratch. Finally, it will be in keeping with the style of the rest of your home, assuming that the previous occupants had at least a little consideration for the appearance of the building.

External motors can be added to almost any form of manual garage door. A skilled workman will be able to automate a garage door in a way that will take up hardly any space, and will not change the motion of your existing garage doors.

#New garage doors for an old garage

What about a second scenario? Your Perth home has a garage, but the garage door is useless. It’s not uncommon to move into a house in Perth where the garage has been used as a storeroom, and find that the garage door hasn’t been opened for years. In such a situation the garage doors’ mechanism is likely to be rusted, the metal or plastic bent out of shape, and the garage door is unusable.

Fortunately, it isn’t hard to replace a garage door on an existing garage. Garage door specialists in Perth will often offer to dispose of your old garage door, and to build a set of custom garage doors that will fit right into the gap. If you can get such an offer, it is usually a good idea to accept it. You will find that this option is preferable to the cost of disposing of your old garage door in Perth yourself.

You also don’t need to worry much about non-standard sizes and shapes of garage. It is now possible to obtain doors for any shape of garage - this may involve custom garage doors, but if you are guided by Perth’s professionals you will not find that to be much of an inconvenience.

#Pretty things

If you’ve bought a house in Perth for renovation, it’s quite likely that you have some strong ideas about how you’d like to make it look. Don’t let your garage doors get in the way of that. In other words, don’t settle for doors which look as though they are just the ’standard model’. Be adventurous, and dare to demand something that compliments the look you are planning for you home. Many different designs are available today in many different colours including a metal timberlook colour which looks very much like the “real deal”., or actual timber doors can be made in almost any design you can imagine. So dream a little before you invest in your garage door, and you could end up with something unusual and delightful.

Jill Borash asked:

g your garage poses many unique challenges. The first one being how do you want to use your garage. Do you want to use part of it as storage? Do you want to use part of it for a hobby? Do you want to use part of it to store bikes, tools and outdoor sports activities?

As with any organization project, you need to first define how you want to use the space. Once you have a clear picture in your mind of how you want to use the space, then and only then should you tackle organizing your garage space. That being said, there are some typical things that I am going to assume you want to use the space for. One: Being able to actually park a car in your garage. Two: Tool and outdoor equipment storage.

Being able to park your car in the garage

If you want to be able to park your car in your garage, you’re going to need to do something pretty obvious: get rid of whatever is cluttering up your garage floor right now. Chances are good that there are two things covering your garage floor right now that shouldn’t be. One: Clutter that belongs in storage in some other area of your home. Two: Stuff that should just be thrown away. Garages tend to be one of those catch-all places in homes. Often things that don’t find a home elsewhere in your home end up on the garage floor. It’s easy to throw it in the garage to get it out of sight and just say “I’ll deal with it later.” If you want to use your garage for what it is intended for, parking your car, you’re going to need to stop using it as a collection area. So the first step in getting your garage cleaned up and organized is to go through EVERYTHING that is currently in your garage. Take out everything that does not belong in your garage and does not fit the vision you have for your garage space. Either throw it out, give it away, sell it, or find a different place in your home for it.

Storing your tools and outdoor equipment

If you don’t currently have a place to put your tools or outdoor equipment, you’re going to need to buy or make something for them. My personal preference is pegboards because it makes it easer to access things and you can see what tools you have. Proper and easy organization of these tools is going to take some planning. So here again, think about how you want to use this space. What tools and equipment do you need to access most frequently? What tools do you use for the same type of projects? Organize the tools and equipment in your garage in a way that makes sense for how you use them. Organize equipment and tools you use to maintain your trees, shrubs and lawn in the same area. Organize hammers and nails in the same area, screwdrivers and screws in the same area. If there is a certain screwdriver that you use constantly to open the battery compartments of your kids’ toys, store that with the batteries.

Organize your garage space in a way that makes it easy for you to do the things you need to do in the garage and to be able to get to the items you need easily. If you have to think too hard about where you put something and why you put it there, chances are pretty good that it is not in the right place for you. As with every organizing project that you tackle, organizing your garage is about making your life easier and more manageable. And as with all of life, if what you’ve created isn’t working for you . . . change it.

Garage organizing is a project that no one gets excited about. And when you think about garage organizing, the thought of an expensive garage organizational system often comes to mind. But getting your garage in order does not need to be expensive. There are plenty of ways to save money when you tackle this organizing project. Here are a few cheap and easy garage organizing ideas to get you started.

1. Go to thrift stores to find inexpensive or even free garage organizing supplies. With a little imagination, you can get a lot of cheap organizing supplies from a thrift store. When you go make sure that you have a list of what you need so you do not end up buying stuff that will just add more clutter to your life.

2. Recycle old food containers. Plastic and glass food containers make great organizational supplies for your garage. Just make sure you label what you put in them. You can get as creative as you want with this one. Permanent markers work great if you do not want to spend a lot of time on it. Paints work well if you would rather make it into more of a garage organizing project.

3. Check out FreeCycle.org and Craigslist.com for ideas and cheap or free garage organizing supplies. You can get free stuff from FreeCycle.org and cheap or free stuff from Craigslist.com. You might need to check often in order to get what you need. It is a good idea to have a clear idea of what you are looking for before you look at these sites. It is easier to search for an item than to just browse around.

4. Go to garage sales to find cheap garage organizing supplies. Unlike with thrift stores or the websites I mentioned, it is better to go to garage sales with an open mind rather than a list. Be open to thinking about how you can use what you find at garage sales for your organizing project.

5. Look around your house for old or unused furniture and organizing supplies. Before you throw out that old bookcase or table, think about how you can use it for your garage organizing project. Old bookcases make great shelving units in the garage. Old tables can provide a great workspace. Think about how you can use something to help you organize your garage before you toss it out.

We had a new garage built this past fall. There is a ridge vent and the builder put eave vents the whole length of the garage on both sides. Garage is 32′x28′. We have put in insulation and OSB in/on the walls. This helped with heat retention, but with so much ventilation, the garage still remain quite cold. Can some of the eave vents be eliminated or is this a necessity?

I live in Wisconsin and in the winter I have problems with water in my garage. It is a detatched 2 1/2 car garage. The floor wasn’t “poured” correctly and there isn’t any slope to allow water to run out. I have problems with the snow melting off the undercarriages of our cars and then large pools of water building up. I squeege the garage, but I am worried that the water could cause damage. Should I seal the floor or paint it?

Thomas Johnsen asked:

One of the first things when you have bought a home that does not already have a garage is to either hire a contractor to build one or do it yourself in order to save money. There are garage plans free that provide useful information on how to integrate the energy needs of your garage to those of your home.

One key aspect you need to carefully plan is the electrical installation and set-up of your new garage. A good idea is to do the electrical installation with the help of a knowledgeable friend or a relative if such assistance is available. The importance of the help of someone with electrical knowledge cannot be emphasized enough. He will probably assist you in load calculations, the choice if the proper type of cable to use in the installation etc.

The electrical layout for garage plans free

The electrical layout in the garage plan free you have received from any web site usually comprises two parts – the wiring running to your home and the connection from your home to garage.

Your first task will be to re-plan the general layout of your electrical installation such as the power meter and the wiring. Once you have mounted a new meter box with the desired amperage, you can run cables underground from the feed to your main feed – located in your house. Use a 3” PVC conduit and bury it at about two feet underground.

What type of wire is preferable to use from your house feed-through panel to the garage? It is important for safety reasons to use the correct type of cable: You can either use #6 copper or #4 copper cables. The cable to use from the feed panel to the garage apartment will normally be buried underground using the same type of PVC you used to run the electrical line to the main house: a 3” PVC model. It is a good idea to run a ground line too. You need to separate the neutral and ground in the garage panel when you run the power cable from the main house panel.

How do I hook the wiring into the feed-through panel?

Connect your garage line to at least a 100-ampers breaker. Many free apartment garage plans offer advices on how to safely connect the wire to the panel. If you are unsure about that part of the business, ask for assistance from someone who knows more about electricity connections.

Finally, what type of panel to buy for inside the garage? The electrical requirements for the garage are normally not too big. Ultimately this depends on the number of household appliances you will be putting in your garage plan free, the number of light bulbs etc. At this point you will need to do some load calculations. If you don’t have the assistance of a friend or a family member, I suggest you get an estimate for an electrical contractor.

There are many garage plans free providing a great deal of excellent advices and tips on how to install the power lines to your garage apartment.

Thomas Johnsen asked:

So once you’ve finally opted to add that much needed extra space to your property with a 3 car garage, but you realize with dismay that getting started is not as easy as it may seem at first thought.

The good news is that your 3 car garage plan to enhance your home does not need to depend on the suggestions of your contractor who will no doubt charge extra for the consultation, nor do you need to hire an expensive architect.

Here, on the World Wide Web, you can find the perfect garage plan having capacity to house three cars, for only a fraction of the cost. However, don’t be a gullible client, pay attention to detail, and you will be able to find the right 3 car garage plans for your home.

The right blueprint

When buying the plans for your 3 car garage , the first thing to ensure is that the blueprint is easy to comprehend , and is one that you can give over to a builder and step back with ease of mind that the building process will go smoothly.

Ask your vendor if the garage building kit, at the very least, includes blueprints of the interior and exterior elevations, a plan for the foundation, the outlines and floor as well as a cross-section view. Picking the right blueprint for a 3 car garage plan will enable you to have a stylish yet affordable and functional garage.

You can pick one for extra storage space, for a work bench area, for an apartment above with living quarters complete with a small kitchen and bathroom or place to kick your teenager and his noisy band into. Pay attention to the overall style as well; for instance, would you like your 3 car garage plans to be in a carriage house style Or a traditional layout Or a Palladian one? The last thing you need is to purchase a 3 car garage plan that looks great on paper but is built as a country cottage style extension to your Victorian mansion!

The right materials

So you’ve finally decided the right blueprint. Now make sure that your 3 car garage plans come with a list of materials. This list should give you an idea of the concrete, lumber, steel brackets, roofing, paints and other essential components needed for building your garage. It’s all very well to find a great 3 car garage plans that suits your need, but without an estimate of the cost you will incur to build it, you are not going to get very far.

The right flooring

There is tons of great flooring options available to you, the most popular being garage floor tiles and garage floor mats. These are commonly suggested by you 3 car garage plan vendor as they are convenient to lay out and use on the same day. Garage floor tiles can also be patterned according to individual tastes in size and colour. Coating your garage floor with high grade epoxy is also an option.
